LOCATION: The ranch is located at the intersection of Hwy 97 and Hwy 72 near Fowlerton, Texas approximately 70 miles south of San Antonio. The property has extensive road frontage with 2,920 feet of Hwy 97 frontage, 11,000 feet of Koon Hill Road frontage and 5,400 feet of Natus Road frontage.
IMPROVEMENTS: The ranch is completely high fenced and there is also a 10 acre deer breeding pen with water. WATER: In addition to the Carrizo well, there are 2 additional water wells on the property. One well is on a solar powered submergible pump that feeds water into one of the stock tanks. The other well is on an electric submergible pump that has also been used to supplement stock tank water. There are also 8 concrete wildlife watering troughs located throughout the ranch supplying water from the Carrizo well. There are also 8 strategically located stock tanks on the property with several of them being supplemented with water from the Carrizo well. The house lake is stocked with bass, bluegill and catfish.
WILDLIFE: In addition to the fantastic whitetail deer hunting, the ranch is home to lots of bobwhite & blue quail, Rio Grande turkeys and fantastic dove hunting.

DIRECTIONS: From the intersection of Loop 410 South and IH-37 in San Antonio take IH-37 south 24 miles to the Hwy 97 exit at Pleasanton (Exit 109). Take Hwy 97 and go south through Pleasanton, Jourdanton and Charlotte for approximately 45 miles to the intersection of Hwy 97 and Hwy 72. The ranch is on the right at this intersection.
